Here's your checklist to make sure you are not missing out on ways to save on your business rates. Please spend a few minutes running though the list, as savings don’t necessarily always occur through appeals alone!

1. Empty Rates Liability

2. Already appealed your business rates?

  • Are you confident that a specialist rating firm has competently reviewed all your rating assessments?
  • Did they inspect and measure all of your premises?
  • Did your advisor obtain a Certificate for increased transitional relief?
  • If you have appealed your assessment yourself, did you get a reduction?
  • If your answer is "No" to any of the above.

3. Has there been a physical change to your property or the locality?

  • You may be currently experiencing road works outside your premises or perhaps noise and nuisance from demolition works on a neighbouring building?
  • Perhaps there are many vacant properties on your industrial estate or your retail parade in the High Street?
  • Maybe a large local occupier that formed a substantial part of your local economy has gone?
  • All these physical changes may allow you another opportunity to appeal.

4. Do you occupy more than one premises?

If you are receiving rate demands on more than one property say, next door or on the same estate or even within the same building then there may be an opportunity combine them into one assessment? Mergers and splits reset the empty rates exemption period and are useful to double up on your exemptions. Also, there may be other savings though economies of scale and disability allowances we can apply, which will all go to save you money.

5. Is your vacant property still rateable?

We can advise you whether your vacant property is exempt for business rates? There are several grounds that automatically are exempt from rates for such uses as agricultural, residential, or ecclesiastical. However, we may also be able to delete the premises from the rating list if we can prove there is no a longer demand for the existing use of premises or perhaps it is no longer fit for occupation?

Fee's

Our charges for the Business Rates service are straightforward. They are performance based only and are calculated as a percentage of the rate liability saved with the proviso; "No financial savings - No fee." There are no up front fees or survey fees and we only invoice you after you've received your savings. It's as simple as that!
